Water Leak Detection Systems.

Water leak detection is widely used for a host of different applications and in many different environments. The principle behind this technique for water leak detection is based on the conductivity that exists in water. Using a sensor tape, probe or pad itís possible to cover large areas that are sensitive to water leaks. Each sensor type has two conductors kept apart by an insulator. More recent developments in water leak detection come by way of new systems of communication. It is now possible to connect a text message dialler to a water leak detection alarm panel and have it send a message as soon as leak occurs.

The LeakSaver has been specifically designed to help achieve the requirements for BREEAM WAT02 (consumption) and WAT03 (major leak detection). By installing a water meter at the boundary to the property and another where the mains cold water enters the building, both external and internal water leaks can be detected by the alarm panel. The system has been designed to allow the readings from the external water meter to be split, one part can be connected to the BMS for monitoring consumption (WAT02) and the other used by the LeakSaver to monitor for water leaks

Normally open solenoid valves (requires a voltage to close the valve) are used with any of our sensor based alarm panels such as the LeakStopper or Tea Point Package.

Power will be sent to normally open solenoid valves when there's a leak detected by a sensor such as a sensor pad, probe or sensor tape.

This valve is not used for BREEAM where you will normally need either a latching or closed valve.

This normally closed valve requires a voltage to hold the valve open and is mostly used in conjunction with PIRs as part of BREEAM WAT03.

Care needs to be taken when specifying a normally closed valve if it needs to stay open to let the water through for long periods of time.

The voltage to the valve will generate heat in the valve coil and over time this will build up. This can cause the valve to burn out or create calcium build up on the valve plunger and stop it from working, so please ensure the correct valve is specified for the application.

The latching valve (only requires a short low voltage pulse of electricity to open or close) and is used with the BREEAM LeakSaver products.

This valve is often used where as it might need to be installed in the external water meter pit next to the water meter, when a run of 230VAC mains power cannot be used to an external wet pit.
